Frederick J. Camerata
Chief Operating Officer

A certified public accountant and licensed real estate broker for more than 35 years. Mr. Camerata has been involved in guiding every aspect of The Wavecrest Management Team Ltd., since its inception, and with Robert E. Drummond and Susan Camerata, has played a major role in improving low and middle income properties. Mr. Camerata served as a Director and Officer of Bronx Residents Against Graffiti (BRAG), an organization formed under the auspices of the office of the Bronx Borough President. He served, formerly, on the advisory board of Ahrens-Barrell, Inc., and was Vice- President of Empbanque Capital Corporation. For seven years, he was a partner in the accounting firm of Bernard Kleinman and Company where he gave special attention to the real estate investment of the firm's clients. Earlier, he supervised the real estate portfolio of Walter J. Schneider and participated with him in the acquisition and sale of properties throughout the United States.  He currently serves on the board of GEEL Community Services Inc.  The name is an homage to Geel, Belgium, a city known around the world for its legendary system of supportive, compassionate care for the mentally ill.  Geel's combination of counseling, services and housing is based in part on this esteemed system of supportive care for mentally ill people, which has excelled in Belgium for centuries.

Susan L. Camerata
Chief Financial Officer

Mrs. Susan Camerata is a licensed real estate broker with over 30 years of real estate accounting and administrative experience. Susan is a graduate of Baruch College with a B.A. in accounting. She is a certified assisted housing manager and is certified in tax credit compliance. Susan supervises our accounting and administrative departments and is responsible for over two hundred (200) million dollars of cash collections. In addition, Susan directly supervises and provides direction for our in-house legal department (landlord/tenant) while coordinating the efforts of our outside counsel.  Susan Camerata is a founding member and a current board member of the New York Affordable Housing Management Association ( NYAHMA is an organization that advocates on behalf of multifamily property owners and managers whose mission is to provide quality affordable housing.  NYAHMA's purpose is to serve as a focal point of dialogue between owners and governmental agencies to ensure that we have the tools and resources necessary to continue to provide safe, sanitary and decent housing to tenants we serve over the years.  Susan also completed the HUD UPCS Inspection Training course.  Susan was the treasurer and a member of the board of directors of the Sacred Heart Athletic Association and also served on the board of directors of St. Joseph School for the Blind.

Joseph M. Camerata
Vice President

Joey is a graduate of Villanova University with degrees in Accounting and Finance. In addition, he is Registered Apartment Manager (RAM). Upon graduation Joey worked for the accounting firm of Marks Paneth and Shron. In September, 2011, he joined Wavecrest and currently oversees our collections and re-rental departments and is charged with the responsibility of maximizing collections by keeping our apartments rented and keeping tenant arrears at a minimum. In addition, he has the added responsibility of providing supervision to our building managers and our tenant repairs department. Joey is a member of the junior board of Catholic Charities Archdiocese of New York.

Mr. Avi Slansky
Director of Property Management

Avi has been with Wavecrest Management for 20 years. He is a licensed real estate broker and a Registered Apartment Manager (RAM). He has over 25 years experience in the real estate management industry. Avi holds a Masters in Business Administration specializing in Finance from St. Johns University. He holds certificates in property management and construction from Habitat and New York University. He is involved in all aspects of the management company ensuring that the buildings are running efficiently. With his knowledge of finance and major systems, he is a most diverse and valuable person for the management company and any building.

Mr. Jay Yablonsky
Director of Property Management

Jay has over 25 years experience in real estate and construction management. He also has extensive experience in cooperative and condominium conversions and refinancing. Jay is personally involved in the daily operations of many of the  rental, cooperatives and condominiums managed by Wavecrest. Prior to joining The Wavecrest Management Team Ltd., in December 2001, Jay was a principal of his own full service real estate management firm. He has a B.A. from the City of New York, and has done graduate work in Urban Planning at New York University.  Jay also completed the HUD UPCS Inspection Training course.

Ms. Eileen Papain
Operations Manager

Eileen has been with Wavecrest for twelve years and her responsibilities include supervising the office staff, administrative and computer functions of Wavecrest. She is also the benefits administrator, and directs the transitions of properties. Eileen attended C.W. Post University majoring in Business Administration and has strong analytical and problem-solving skills.

Ms. Cynthia Bowman
HUD Compliance Manager

Cynthia is a specialist in the implementation of Section 8 Housing Policies and Regulations as set forth in the HUD Handbook 4350.3. She worked for five years with New York Quadel Consulting Corporation where she was an assistant compliance manager. Cynthia  is a certified in Low-Income Tax Credits, is a Certified Assisted Housing Manager, a Registered Apartment Manager (RAM) and has a B.S. in Business Management from Hampton University.

Mr. Charles Lyons
Director of Property Management

Charles has over 22 years of property management experience in the areas of Federal, State and City subsidized housing. He has participated in the process of reviewing the acquisition of existing residential properties to be converted into federally subsidized housing.  He is a Registered Apartment Manager (RAM) and has completed the HUD UPCS Inspection Training course. Charles is a graduate of North Carolina Central University with a B.S. degree in Business Administration.

Mr. Paul Martinez
Director of Property Management

Paul has been with Wavecrest for 14 years and has over 20 years of property management experience. Paul is knowledgeable in the maintenance, operations and management of residential properties. He also has several years experience in the financial operations of property management. Paul presently manages a portfolio of buildings in the Bronx and Manhattan. He also completed the HUD UPCS inspection training course.

Ms. Christina Harsch
Tax Credit Compliance Manager

Christina has assumed the responsibility of overseeing our tax credit compliance department. Christina has over nine years of experience in tax credit compliance and HUD certification procedures. She has the designation of Housing Credit Certified Professional and is Tax Credit Compliance Systems certified. Christina attended the State University of New York where she majored in English Literature.

Mr. Michael Gazal
Legal and Collections Manager

Michael, who has been working at Wavecrest for over 20 years, assists our tenants in the payment of their rent. He will arrange payment plans for individuals temporarily in need. He is also able to work with Social Services and other governmental programs that may fit the tenants’ needs. In addition, Michael rents certain available vacant apartments through various social programs such as Federal Section 8,  Family  Eviction Prevention Supplement (FEPS), Department of Adult Services, etc.

Ms. Elizabeth Giannone
Insurance Coordinator

Liz coordinates all phases of insurance placement (property and liability) and claims processing.  Her responsibilities include compliance with requirements of NYS Homes & Community Renewal regulations. She is also a Certified Assisted Housing Manager and has over 23 years experience in this field and has been with Wavecrest for over 16 years.

Ms. Christina Pimentel
Repairs Coordinator

Christina has been with Wavecrest for over five years and her responsibilities include accepting tenant repair calls, logging the requested repair into our computer system and producing a work ticket that she distributes to the superintendent via fax or email, and/or to the  building manager.  She also monitors all violation reports through several websites.  Christina is fluent in Spanish.
